Use these SAMPLE scripts when you share a Custom RAAM link, receive a buyer blurb, or email a property report. Adapt for your brokerage’s required language. This is not legal advice and is not a substitute for your office fair-housing policy.

When to share
- The client asks for help researching schools, commute, condition patterns, or how listings compare to their priorities.
- You want to give every client the same DIY research resource early in the relationship.
- A buyer already built a RAAM profile and asks you to review a report they generated.
You do not need to open every score factor with the client. A neutral link plus a short disclaimer is often enough.
SAMPLE — what to say when sharing a link
Here’s a DIY research tool you can use on your own to compare homes against your priorities (schools, commute, condition, budget fit, and more). I don’t endorse its scores as appraisals or as my recommendation to buy or pass. Please verify anything important with primary sources — school district sites, inspectors, lenders, and your own visits. I’ll keep searching listings based on the objective criteria you give me, and I’ll provide the same kind of research resources to every client.
Shorter variant:
Sharing a DIY research link (Custom RAAM). Use it yourself to organize priorities. I don’t treat its scores as an appraisal or as my buy/pass advice — please verify key facts independently. Happy to work from the objective criteria you set.

SAMPLE — when a client sends you a blurb or report
Thanks for the preference brief — I’ll use the objective parts (budget, beds, commute, property type, target areas you’ve named for those reasons) to narrow the search. Custom RAAM is your DIY model, not my appraisal. I won’t treat demographic composition scores as showing instructions. Let me know if you want to adjust any non-protected criteria.
What not to say (avoid)
Do not use language like:
- “This RAAM score means you should buy / pass.”
- “We’ll only look where the diversity score is high / low.”
- “These neighborhoods aren’t a fit for people like you.”
- “This is as good as an appraisal” or “you don’t need an appraiser / inspector.”
- Offering the link to some clients and withholding it from others based on who they are.
- Walking through racial, ethnic, religious, or national-origin composition bars as your professional neighborhood briefing.
If a client pushes you to use demographic composition as a filter, redirect to lawful criteria and involve your broker if needed.
Checklist before you hit send
- Same resource category available to clients equally.
- Disclaimer: DIY tool / not appraisal / not your buy-pass verdict.
- You are not interpreting Community Diversity / racial-ethnic composition for them.
- You will verify or encourage verification of anything material.
