Generic property scores don't tell your story

Every buyer has different priorities. One-size-fits-all scores reflect someone else's values, not yours.

Wrong Priorities

Generic scores weight factors you don't care about — and ignore what matters most to you.

Wasted Time

Touring properties that look good on paper but fail your actual requirements.

Missed Opportunities

Perfect homes get overlooked because they don't score well on metrics you don't value.

Score properties against what you actually care about

Set your own weights

Seven scoring factors. You decide how much each one matters — school quality, commute, value, condition, and more. Change them anytime; your dashboard re-scores automatically.

Built for every type of buyer

Different goals need different weights. Families weight schools heavily. Investors weight value. You control the formula.

How each of the seven factors is scored

Why Custom RAAM vs. Generic Scores?

A generic score uses one set of weights. Custom RAAM uses yours, and you can see the arithmetic.

Generic Scores

  • Same weights for every buyer
  • Deal-breakers are buried in the number
  • A single number you cannot unpack

Custom RAAM

  • You set seven weights that add up to 100%
  • Budget, beds, and other requirements are flagged on their own
  • Each point is a factor score times your weight

Example score breakdown

This is the weighting formula, not a listing. Each point is the factor score times your weight, divided by 100. The total is the sum of those points.

How It Fits In

Custom RAAM is one piece of your homebuying toolkit. Here's how the tools fit together across listed properties, off-market opportunities, and closing.

You are here

Custom RAAM

Personalized scoring for listed properties

You have a Zillow homedetails link and you want to know whether the house fits your priorities. RAAM scores Zillow listing URLs — schools, commute, value, space — so you can compare them. Redfin listing links are not scored. After an analysis, you can open a Redfin search for the same address.

Negotiation, contracts & closing

Once you've done your homework — whether from a RAAM score or a KnockSoft report — bring in a licensed buyer's agent and/or attorney for negotiation, formal offers, and closing.

KnockSoft is an independent service. We recommend them because they solve a genuinely different problem, and there's no fee arrangement.

Frequently Asked Questions

Everything you need to know about RAAM Homes

How is the research put together?

We research each property using multiple public and listing-oriented sources. Our team prioritizes the areas where our users are searching so the data stays current and detailed. We don't depend on any single provider; we combine and cross-check information so we can adapt as the landscape changes. Learn more about our methodology →

How is my property score calculated?

Your score is a weighted combination of seven factors you control. You assign each factor a share of importance (the seven weights add up to 100%). Each factor that can be measured is scored from 0–100. Your total is the sum of (factor score × that factor’s weight). If a factor cannot be measured, the breakdown labels it Not measured, leaves it out of the total, and rescales the remaining weights to 100%. A factor you weight 25% has four times the impact of one you weight about 6%, among the factors that were measured. Past analyses keep the scores they were saved with.

What are the seven factors?

(1) School quality — district and school performance and ratings. (2) Value for money — price relative to size and local norms. (3) Lot size and light — lot size and how it relates to the home. (4) Home age — year built; newer and well-maintained or historic homes can score well. (5) Condition and systems — age and inferred condition of the home. (6) Walkability — parks, groceries, schools, and transit near the listing when that data is available. (7) Commute access — travel time to common destinations. Each factor is scored using the same 0–100 scale; your weights decide how much each one matters in your total score.

Where does the data come from?

We use a research process that draws on multiple categories of sources: county and municipal property records, public listing and sale data, school and district information, local government and community sources, and other data that buyers typically care about. We don't rely on a single feed. We combine and cross-check so we can keep quality high and adapt if any particular source changes or goes away.

How do you keep the data current and reliable?

We focus our research effort on the geographies where our users are actively searching. That way we can keep those areas deep and up to date instead of spreading thin everywhere. We use several types of sources for each factor and align on property identity (address, parcel, etc.) so we're comparing the same property across sources. When we can't get reliable data for a factor, we say so in the analysis rather than guessing.

Can I change my weights after creating my profile?

Yes. You can change your scoring weights anytime from your dashboard. Your total score and breakdown will update to match your new priorities; past analyses don't change, but new ones use your current weights.

What if I'm analyzing properties in multiple markets?

RAAM Homes works in any market we support. We use data appropriate to each property's location (schools, comparables, commute, etc.). Our research is prioritized by where users are searching, so the areas you care about are the ones we keep rich and current.

How long does an analysis take?

Most analyses finish in under a minute. We pull together the research for that property, run it through your weights and requirements, and return your personalized score and breakdown.

What happens when I reach my evaluation limit?

Free accounts get 5 evaluations to start. When you hit the limit, you can upgrade for more. All your past analyses and settings are kept.

Is my data secure and private?

Yes. Connections to this site use HTTPS (TLS) in transit. We don't sell your data. Your searches and preferences are used only to provide your analyses and to prioritize which areas we research.

How do I get back to my dashboard?

Custom RAAM does not use a password login. We email a signed dashboard link instead. Save or bookmark that link when it arrives. If you lose it, go to the builder, enter your email, and choose “Email me my dashboard link.” We never reveal whether an email is registered.
