Negotiate Prep turns a scored property into an interactive offer-strategy session. It loads your RAAM analysis data — score, comparables, days on market, price per square foot — and walks you through building the strongest possible offer.

What it covers
Each session is a fully conversational AI coaching thread anchored to one property. Topics include:
- Offer ranges — recommended initial bid, ceiling, and floor, with reasoning tied to your RAAM data.
- Contingency decisions — which contingencies to include, waive, or use strategically.
- Counter-response planning — how to respond if the seller counters at various price points.
- Leverage analysis — what gives you negotiating power (days on market, comparable sales, inspection findings, market conditions).
- Negotiation tree — branching if/then scenarios so you've thought through every likely path before you sit down.
- Conditional offers — when and how to structure escalation clauses, appraisal gaps, or seller concessions.
The AI has your full property analysis context — it references your RAAM score, buyer profile, and comparable data without you needing to paste anything.
How to use it
- Score a property using Quick Score or the bookmarklet.
- Open the scored property from your Dashboard.
- Click the Negotiate Prep button on the analysis card.
- The first message is an opening brief — a summary of the property's negotiation landscape based on your data.
- Ask follow-up questions: "What if they counter at $X?", "Should I waive inspection?", "What's my leverage here?"
- Continue the conversation across multiple turns. Context carries forward within the session.
A worked example
You scored a 2004 colonial at $485,000 that's been on the market for 47 days. Your RAAM score is 82. You open Negotiate Prep and get an opening brief: the days-on-market suggest reduced seller leverage, comps in the area closed at $465–$490K, and the price per square foot is 6% above the neighborhood median.
You ask: "What should my opening offer be?" The AI walks through three scenarios — aggressive ($450K), moderate ($465K), and competitive ($478K) — with trade-offs for each. You follow up: "What if they counter at $475K?" It maps the counter-response path, suggests holding firm at $468K with a 10-day close, and flags the appraisal risk at that price given recent comps.

Negotiate Prep vs. Advisor
Advisor is a multi-persona expert chat that covers a wide range of topics — valuation, inspection, investment, neighborhood feel. Negotiate Prep is narrower and deeper: it's specifically about building the best offer on a specific property. Use Advisor when you want a broad expert take; use Negotiate Prep when you're ready to make an offer and need a game plan.
Common questions
- Does it replace my real-estate agent? No. Negotiate Prep is a preparation tool — think of it as homework before the negotiation, not a substitute for professional representation.
- Can I come back to a session later? Yes. Your conversation is saved and loads automatically when you return to the same property.
- What data does it use? Your RAAM score, buyer profile, the property's listing data (price, days on market, size, year built), and comparable sales from your analysis.
- Is this financial or legal advice? No. Negotiate Prep is educational and opinionated by design, but it's not a licensed real-estate or legal service.
