How to compare houses with a weighted scoring system

Set importance weights across the same criteria for every listing, score each house 0–100 on those criteria, then rank by the weighted total so the winner matches your priorities—not a generic portal score.

Why weights beat gut feel

Two listings can both look like good deals and still fit different lives. A weighted score makes the tradeoffs explicit: you decide how much school quality, commute, value, lot, age, condition, and walkability each matter, then every house is measured on that same yardstick.

Custom RAAM is built for that workflow. You set the seven weights (they add to 100%), optionally add hard requirements such as beds, budget, or max commute, then paste a Zillow URL. The Free plan includes 5 evaluations so you can try the method before upgrading.

The four steps

  1. Build your analyzer and set weights (or start from a preset such as Schools & yard).
  2. Add hard requirements you will not bend on.
  3. Paste each Zillow listing into the same saved profile.
  4. Compare totals and factor gaps—or use Compare on Professional for a side-by-side report.

Worked example: same houses, two weight profiles

Illustrative scores only—these are not real listings. House A leads on school quality and lot size; House B leads on commute and home age. Apply the real builder presets “Schools & yard” and “Commute first”:

Factor scores for House A and House B, plus weighted totals under two presets
FactorHouse AHouse BSchools & yard wtCommute first wt
School quality886230%4%
Value for money707415%10%

Home age60855%25%
Condition & systems72788%15%
Walkability657012%3%
Commute access489010%35%
  • Under Schools & yard (School quality 30%, Lot size & light 20%): House A scores 74.7; House B scores 68.6.
  • Under Commute first (commute 35%, home age 25%): House A scores 61.6; House B scores 80.8.

Same two houses; the ranking flips when the weights change. That is the point of a weighted comparison—lock the profile first, then score every contender against it.

Frequently asked questions

How do you compare houses with a weighted scoring system?
Set importance weights across the same criteria for every listing, score each house 0–100 on those criteria, then rank by the weighted total so the winner matches your priorities—not a generic portal score.
What weights does Custom RAAM use?
You set percentages across seven factors that add up to 100%: school quality, value for money, lot size & light, home age, condition & systems, walkability, and commute access. Presets such as Schools & yard or Commute first are starting points you can edit before you save.
Do I need the same weights for every house?
Yes. Run every serious listing through one saved analyzer. Changing the sliders between House A and House B contaminates the comparison—the gap then reflects the weight change, not the houses.
What if a factor cannot be measured?
Custom RAAM labels that factor Not measured, leaves it out of the total, and rescales the remaining weights to 100%. The breakdown shows the note so you can see what was dropped.
Can I compare more than one listing side by side?
Paste each Zillow URL into your dashboard to score listings one at a time against the same profile. Property Comparison Lab (Professional) accepts two to five Zillow URLs and builds a shareable side-by-side comparison report.
Is this an appraisal or brokerage advice?
No. Custom RAAM is a buyer decision aid that scores listings against the priorities you set. It is not an appraisal, a broker opinion of value, or a substitute for a licensed agent or attorney when you make an offer.
