Weights for a remote worker

This is the Lifestyle / Remote preset. The house has to work as a place you occupy all day, at a price per foot you can defend. The town’s average commute is almost off the board.

Who this is for

You are not choosing the house for a train or a highway. A guest room, a yard, or a separation between work and sleep matters more than minutes to downtown.

You still care what the town is like at noon on a Tuesday. Diversity is 15, the highest of these profiles, and schools stay at 10 so a household with a child is not flying blind.

The weights

These are the Lifestyle / Remote numbers in the builder (lifestyle-remote). They add up to 100. Nothing else is changed when you start from this page.

Value for moneyTied for first, so a large lot does not excuse a price per foot that is double the town reference. That double scores 0 on value and wipes out a lot of the yard’s advantage.25
Lot sizeTied for first. Outdoor space is part of the workday. Light is not in the formula, so a bright room still has to be judged in person. The score uses the lot-to-living-area ratio and caps at 100 once that ratio hits 2.25
Condition and systemsA mid weight. You are home for the repair, and you do not need a new house. The score is still only an age band, so a “renovated” listing does not move it.15
Community diversityYou will be in the town, not passing through it. On the default engine the number is a stored index for 20 cities. Elsewhere it is 50, which will not separate those towns.15
School qualityPresent, not leading. A household without children can lower it further. A household with children who will use the district should move points here from the lot or from value.10
Home ageA small preference for newer. It uses the same year as condition, so it is not asked to do much.7
Commute accessThree points. A 15-minute town versus a 45-minute town is a 1.5-point difference. If a partner still commutes, do not save this preset unchanged. Use the office profile, or raise this factor and lower the lot.3

Change it before you save

  • If one person commutes four days a week, this profile will hide that. Move commute up and take the points from the lot or from diversity.
  • If you want acreage past the ratio cap, the lot score will not keep rising. Past 2× living area every lot is a 100.
  • If you are also optimizing a sale in a few years, look at the investor profile. This one does not chase condition hard enough to stand in for a resale thesis.
