Community Diversity Is No Longer a Scoring Factor
The demographic Community Diversity factor was removed. Walkability replaced it, and saved profile weights moved one-for-one.
Custom RAAM no longer scores community diversity. The old factor used demographic mix. Scoring where to live from who lives nearby is a steering risk under the Fair Housing Act, so that factor is gone.
What the seventh factor is now. Walkability. It uses a walk score on the listing when the scrape includes one (0–100). If it does not, and the listing has coordinates, it counts nearby parks, groceries, schools, and transit. If neither source is available, the score is 50, meaning the factor was not measured. Census demographics are not an input.
Your old weight. A saved Community Diversity weight is copied onto Walkability. The other six weights are left alone. If you already set Walkability, that explicit value is kept. You can move the points to any factor you prefer.
Agents and older reports. Do not read a score as guidance about the racial, ethnic, or religious composition of an area. Older saved analyses are not recomputed. New analyses do not include a demographics factor.
Every buyer still sets their own weights. Those weights cover schools, value, lot, age, condition, walkability, and commute.
