Walkability Replaced Community Diversity in the Score
Community Diversity is no longer a Custom RAAM factor. Saved weights moved onto Walkability. The score does not use area demographics.
Community Diversity is no longer one of the seven Custom RAAM factors. It used to be scored from area demographics. That is a Fair Housing Act steering risk, so it was removed.
What replaced it. The seventh factor is Walkability. When a listing includes a walk score between 0 and 100, that number is the factor score. Otherwise, if the listing has coordinates, the score counts parks, groceries, schools, and transit within about a mile (OpenStreetMap). If neither is available, the factor is a neutral 50, which means "not measured." It is not a Walk Score® and it is not a read on who lives nearby.
What happens to a saved profile. If your weights still have the retired factor, that percentage moves one-for-one onto Walkability. The other six weights stay as you set them, so the total is unchanged. You can change the Walkability slider anytime.
What happens to an old analysis. Saved dashboards still show seven rows, and the stored total does not change. A row that was stored under the retired factor is labeled Walkability so the breakdown still adds up. That stored number is the old result. Opening the dashboard does not recompute it. A new analysis uses Walkability.
Bottom line: The score no longer uses demographics. You still set the weights.
