Why School Quality Matters Even If You Don't Have Kids

"I don't have kids, so I'll just zero out school quality." We hear this a lot. It's understandable—and usually a mistake.

Resale value is tied to school ratings. Whether you have children or not, the next buyer might. Studies consistently show that homes in highly-rated school districts command price premiums of 10–20% over comparable homes in lower-rated districts. If you're buying a home as a long-term asset, school quality directly affects what you can sell it for in five or ten years.

Neighborhood stability correlates with schools. Areas with strong school systems tend to attract stable, long-term residents—families who buy and stay. That density of long-term owners generally means better maintained properties, stronger local businesses, and more civic investment. It's not universal, but the correlation is real.

That said, don't over-weight it if it's not your priority. Here's the nuance: if you genuinely plan to stay in the home for 30 years and never sell, or if you're in a market where school district boundaries don't drive price premiums, zeroing it out might be the right call.
